Cancellation Policy

THERE'S 48 HOUR CANCELLATION POLICY AND A $300 CHARGE FOR CANCELLATIONS. By booking this appointment, whether it is for yourself or on behalf of others, you agree to pay $300 to the inspector if the appointment is cancelled within 48 hours of the appointment. This policy will be strictly enforced. Cancelled inspections are costly to the home inspector, and in order for this online service to be available, ordered inspections must be honored. It is recommended that inspections not be scheduled unless you are in contract on a property. This service is not intended to hold an inspector's time slot while making an offer to shorten an inspection contingency.

Report Turn-Around

Written home inspection reports are completed the business day following the home inspection. Reports are emailed and the hard copy is typically brought the client's real estate professional's office (if in delivery range) or mailed by Priority Mail. The hard copy includes the binder for the client and an additional copy for the real estate can be provided if requested at the time of the inspection.

The service area online includes Berkeley, Oakland, El Cerrito, Richmond, El Sobrante, Pinole, San Leandro, Emeryville, Rodeo, Alameda, Walnut Creek, Orinda, Kensington, Piedmont, Albany, and most areas in the East Bay within 30 minute’s drive from Berkeley. Inspection Agreement

An inspection agreement between the client and the home inspector must be signed and initialed before the home inspection report can be released. Typically, the inspection agreement is brought to the client on-site and presented by the home inspector. Feel free to download and review the home inspection agreement that is linked on this site. If you wish to print out and fill in the inspection agreement prior to the inspection, be sure the lines highlighted are filled in or the inspection agreement will be incomplete.

Service Payment

Payments may be made at the time of the inspection or paid through the PayPal link below.
There is a 3% percent convenience fee when paying for a home inspection on this site. The convenience fee is included in the inspection price when paying online.

* Annual Continuing Home Inspection Training (minimum of 20 units per year) monitored by ASHI.

* Experienced in inspecting a diverse housing stock. This inspector is familiar with homes ranging from the 1800s to New Construction.

* Former Education Chair for the Golden Gate Chapter of the American Society of Home Inspectors. This position includes arranging educational seminars for other home inspectors in the area.
